Navigating Your High-End Build: A Realistic Timeline from Concept to Completion

Embarking on a significant build or renovation is an exciting journey. For a process that can take many months, understanding the key phases from the outset helps manage expectations and ensures a smooth, stress-free experience. Transparency is a cornerstone of our service, so here is a realistic overview of the timeline for a typical high-end project.


Phase 1: Consultation & Design (1-3 Months)This is the foundational stage. We meet to discuss your vision, budget, and aspirations. Our team then develops initial concepts and detailed architectural drawings. This phase includes deciding on layouts, materials, and overall aesthetics. Rushing this stage is never advisable; thorough planning is the key to success.


Phase 2: Planning & Permissions (2-6 Months)Once the design is finalised, we submit applications for planning permission and/or listed building consent. This period is largely out of our hands, as we wait for approval from the local authority. Timelines can vary greatly depending on the complexity of the project and the council’s workload. We handle all liaisons and paperwork on your behalf.


Phase 3: Pre-Construction (1-2 Months)With approvals secured, we finalise the project specifications of the project to our trusted network of specialist trades. We then compile a detailed, fixed-price contract and programme of works. This ensures everyone is aligned on cost, quality, and schedule before a single brick is laid.


Phase 4: The Build Phase (6-18+ Months)This is the most visible part of the process. The timeline here depends entirely on the project's scope. Our project management team oversees every stage:


  • Initial groundworks and structural elements.

  • First fix of plumbing, electrics, and heating.

  • Installation of windows, doors, and roofing.

  • Internal plastering and second fix of all services.

  • Installation of kitchens, joinery, and finishes.

  • Decoration and flooring.

We provide regular updates and walkthroughs to keep you informed every step of the way.


Phase 5: Handover & Aftercare (2-4 Weeks)As we near completion, we conduct a meticulous snagging process with you to ensure every detail is perfect. We then formally hand over your finished home, along with all warranties, manuals, and a guide to your new systems. Our relationship doesn’t end there; we offer a dedicated aftercare service to address any post-completion questions.
